Huntability Score (Beta)

Our Huntability Score is an algorithm that is currently in Beta and has been rolled out to our Premium users for testing. The algorithm takes all of the data of a particular lease and provides a general certification of either Platinum (highest), Gold (medium), or Bronze (lowest). It will also break down the score into 3 main categories: Location, Hunting, and Amenities. Each of the 3 main categories are then broken down into individual data points (more info below). Our Huntability Score offers insights into the land for both the Hunter and the Landowner.

Certifications

Our certifications are purely based on the algorithm, these are not verified by any person. We are trusting the landowner to input their data to the best of their knowledge. Deer Texas Leases will not be held responsible for misrepresentations of the lease by the landowner. Find out more about our Terms of Use here.

Certified Platinum

Certified Platinum is the highest certification that we offer here at Deer Texas Leases. Platinum means that your huntability score is higher than 66%. Land with this certification will be valued at around $50 per acre.

Certified Gold

Certified Gold is our mid level certification that we offer here at Deer Texas Leases. Gold means that your score is in the 37% – 65% range of our algorithm. Land with this certification will be valued at around $40 per acre.

Certified Bronze

Certified Bronze is our low level certification that we offer here at Deer Texas Leases. Bronze means that your score is in the 1% – 32% range of our algorithm. Land with this certification will be valued at around $30 per acre.

Categories

There are three (3) categories that we look at in our Huntability Score. These have a rating of either Excellent, Good, Average, or Below Average.

Location

Location takes into account the following data points:

  • Located on (How many parcels the land is on)
  • Watering Holes (The amount of water the wild game on the property have access to)
  • Trees (The amount of tree cover on the property)
  • Landscape Terrain (The overall lay of the land)
  • Adjacent to (what type of land is near this piece of land).

Each of these data points have their own rating from Below average to Excellent just like the main categories.

Hunting

Hunting takes into account the following data points:

  • Max Hunters (the amount of hunters that are permitted at the same time)
  • Means (the tools used for hunting, bow, rifle, and/or shotgun),
  • Game (the animals that are on the property for hunting)
  • Property Improvements (whether or not the hunter has permission to make improvements to the property)
  • Requirement Limitations (Similar to property improvements, these are custom limitation the leaser puts in the lease)
  • Exclusive Hunting Rights (whether or not the hunter gains exclusive access to the property to hunt on).

Each of these data points have their own rating from Below average to Excellent just like the main categories.

Amenities

Amenities take into account the following data points:

  • Utilities (Whether or not the hunter has access to plumbing, electricity, and/or water)
  • Vehicles (The type of vehicles that are permitted on the property)
  • Facilities (Buildings, vehicles, or items that are on the property that the hunter has access to using)
  • Liability Insurance (Requiring liability insurance is highly recommended to protect both the hunter and property owner from liability.)
  • Right of Inspection (This is important for the landowner to have the right to have access to and inspect their property during the lease period. It ensures compliance with the lease terms and assist the landowner and hunters to build a mutually beneficial relationship over time.)

Each of these data points have their own rating from Below average to Excellent just like the main categories.
